Owner's Rep
Owner's Rep Level One
- Work with owner to understand their expectations of the project and schedule
- Review GC/developer contracts to make sure they are "owner friendly"
- Attend construction meetings
- Review meeting minutes prepared by contractor or architect and provide input to owner on critical issues
- Walk the site to observe quality and general adherence to construction documents
- Provide progress pictures and email updates
- Assist the contractor in the preparation of the construction schedule to assure owner-related items are incorporated
- Advise the owner if a problem is anticipated with the project schedule
- Assist the GC/developer resolve owner-related issues
Owner's Rep Level Two
All Owner's Rep level one services noted above, plus the following:
- Chair regular construction meetings, take minutes, and assign action items
- Review and recommend approval/denial of pay applications
- Review/evaluate all change requests from the GC/developer for appropriateness
- Work with the GC/developer to overcome schedule issues
- Assist the GC/developer in developing solutions to construction-related obstacles
- Assist the GC/developer in developing solutions to governmental-related obstacles
- Provide a monthly report to include progress photos, work completed, a look ahead at next month, cost projections, and key decisions needed from owner
